Christmas Man (christmas_man@thebag.social)'s status on Thursday, 20-Jun-2024 01:21:18 JST Christmas Man Arguments against where to store the fuel waste falls apart once you look into lifting bureaucratic restrictions on reprocessing and next gen fuel processes. Current reprocessing techniques turn current spent fuel dumps into useful fuel stores for hundreds of years; the US wouldn't have to mine for nuclear fuel for a very long time. TWRs can take spent fuel and use it to generate power with the byproduct of precious metals and rare earth elements. -

Christmas Man (christmas_man@thebag.social)'s status on Saturday, 30-Mar-2024 07:49:01 JST Christmas Man Self regulating, but not self contained. The unbiased part is just as important as the competent part, and ideologues have no problem getting around the competency part, and have proven they're quite capable of infiltrating institutions. Adding another top down solution does nothing to fix ground up problems. -

Christmas Man (christmas_man@thebag.social)'s status on Saturday, 17-Feb-2024 07:01:16 JST Christmas Man I've been shopping exclusively for unrestricted property as well as parcels that are over 10ac (all kinds of counties have restrictions that kick in under 10ac) and qualify for ag exemptions without improvement. -

Christmas Man (christmas_man@thebag.social)'s status on Saturday, 17-Feb-2024 07:01:14 JST Christmas Man Yeah, about the only thing that you will get dinged for if you don't get a permit AFAIK is to build a pond or dam a stream that holds too many acre-ft (Texas water rights are pretty strict). -

Christmas Man (christmas_man@thebag.social)'s status on Saturday, 17-Feb-2024 06:50:05 JST Christmas Man Yeah, TX doesn't have an income tax and the property taxes within cities are insane. Basically if it weren't for municipal taxes, the statewide property tax burden of Texas property owners wouldn't be anywhere near as high as it is. Taxes are generally low at somewhere about .25% in any given county, but balloon rapidly once you start adding in the special district, ISD, and city taxes. The one good part, however, is that rural property owners have annexation protections and a couple exemptions they can get, plus if your property is your only home in TX, it can qualify for a homestead exemption. The biggest benefit, IMHO, of rural property owner rights in TX come in when you buy unrestricted property (because fuck pulling permits). -
