@Economic_Hitman these forms of chains of could/should/would and had/have get into very complicated forms of subtle changes to the meaning. even though I instinctively knew the slight difference in implied meaning, I still struggled a bit in my attempt to make the comparison using other words. I'm glad it seems to have come through :)

@Economic_Hitman I would say no, depending on the original context. in some cases it could be equivalent, but your shortened form is slightly different. it implies that they had to have done X to do Y, while the other says if they were to have done Y then they would've had to have previously done X, without implying that they DID do X. its subtle, I admit, but different IMO

@CSB as far as I know from a couple Indian folks I was friends with, its not something they do ALL the time, but a few times a year as part of a religious holiday event. obviously this may vary a bit depending on how traditional they are or something, but that seems to be true of the average Indian

@Cosmic we didn't need to "hire" an agent per se, we just expressed interest on Zillow, he contacted me and while we didn't pull the trigger on that one, he continued working with us at no upfront or ongoing cost for about 6 months til he found us something we liked.

That said, the way commissions work in that biz is weird. we got screwed on one we made an offer on because the seller agent wanted to pull some shady moves to not have to split commission with a buyer agent
