Use a mix of questions and statements. Don't just ask a bunch of questions. A statement about something they just told you can function as an "inspiration" to say something else.
I highly recommend reading Dale Carnegie's How to Win Friends and Influence People. There aren't many other books as good as that one for helping you figure out how to relate to others. The content will stick with you for a lifetime.
