     Rent control has costs but 'massive evictions' usually suggest something *other* than rent control is going on.

     Confusing "rent control" with "control on increases of rent" to 7% is generally dishonest. And if you think landlords aren't going to 'modernize' their property to obtain higher rent, and if you think landlords will stay small holders forever you should really read more marx.

     @jeffcliff It was around 2018-2019. Premise of Rent Control sounds good on the surface, but nope, unintended consequences. When it was proposed, savvy property owners took action...sold their properties, or modernized everything to command higher rent...most especially if a property management company was in charge.
