     With what I know now, I would only buy a duplex and use the rent payments to help pay the mortgage/property taxes, with the long-term goal of selling that property to buy a single, rural property... I learned this twenty-plus years too late...

     That's the nicest part of owning, I guess. Knowing that as long as I abide by my loan agreement I won't be kicked out and no one can arbitrarily raise my payment.

     Have a decent rental with a nice three-season garden for a back yard and a weed-infested ex-lawn with a small rabbit currently browsing on tender plant shoots in the front yard... Much better than I might hope... I could be booted out at any time though..., so...😩
