ScoWer22@CapitalB I've been thinking of this topic since i was first required to become professionally licensed as a CRE appraiser. We knew who the practitioners of integrity were and SO DID the lenders. The market is not stupid. But then came 2008 and the bailout of the bad apples, one and all. And then came 2020 and you couldn't get a haircut because those practitioners need licenses. Now i think about every licensed business and person. And it's sickening if you take it to heart.
