I've done both. I actually used to be a licensed building contractor, but honestly, I went nuts and sold around 900K worth of work in a year and fell flat on my face because it turns out doing 200K projects is a lot harder than anyone tells you.

Now, I just work with 15 or so management companies and paint units when people move out. Ironically, I take home more than when I had 15 employees.
