     friend bought a house site unseen, no inspection, in Seattle. She's had to deal with black mold. She has regrets.

     @skinnylatte same deal in the east bay: you basically cannot have any contingencies.
     The closest thing to an inspection contingency is a “walk-through inspection”, where you hire an inspector to walk through the place and try to find any issues.
     Most places had an inspection done prior to going in the market, which was in the disclosures.

     Better than nothing, but I felt a little bit unnerved over the whole thing.
