“California courts have held that rent control policies are unconstitutional if they don’t allow landlords to earn ‘a just and reasonable return on their property’—meaning any city that tries to force landlords to charge obviously unfeasible rents…could face legal challenges.”

The landlords opposing Prop 33 are lying. #yesOn33 https://calmatters.org/housing/2024/10/prop-33-2024-fact-check/

@scott @tito_swineflu Huntington Beach council members have specifically said they would try to use it that way. So the first part isn't nonsensical. We'll have to see on the latter. Whether the possibility makes it smart to vote against it I can't say.

@scott Considering that the 4 unit building next to my old place pays $3,000 in annual property tax and $0 in maintenance, that should be an easy bar to clear.

@tito_swineflu There's this silly argument being made against prop 33 that Republicans will pass rent control to prevent new buildings from being built. As CalMatters points out, even if that weren't politically nonsensical (Republicans for rent control?) it's legally nonsensical.

@scott Rent control doesn't mean you can't increase rent, it doesn't mean you can't pass on capital improvements, etc. It amazes me that there are two types of landlords in SF: normal ones who make rational economic decisions, and the ones who pay $50 for property tax on a building they inherited and do nothing to the property until it melts into the ground or burns down.

@tito_swineflu @scott unit above me has been empty for 3 months, and the landlords would rather not get any money for it than lock in a lower rent. And it's not even under formal rent control, just statewide limits. It's completely bonkers to me.
