There's nothing wrong with reading the rules.
Something I learned long ago is that following the rules is often the way to win.
My aunt, crazy bitch that she is, got kicked out of her last HOA. On the way out, she had a heart attack, framed the former "president" for "undue distress" after the heart attack (directly related to her health) but she ended up winning 60k and gracefully left the property and upgraded quietly.
Legal, yes, 100%.
Is she a total bitch. Yes, 100%.
But she taught me her ways. The ways of the union my friend. COMPLIANCE TOTAL COMPLIANCE

@Soy_Magnus You'd ultimately have to take over the mortage and that gets messy, but as soon as someone defaults you can literally just start paying the taxes for them and have legal claim to the property.

@Tony think one of her husbands friends thinking about doing that but its the worst property in a wealthy neighborhood ur talking its loan was for 250k in 2020 and every other property here is over a mill. I appreciate the coaching tho ill take that with me where I go next

@Soy_Magnus This is what homes that go to auction are dealing with. Usually they settle for the unpaid TAXES and then whoever buys it has to fix the piece of shit.
This is literally what the WE BUY YOUR HOUSES people do. They just pay the tax and inheret the pile of shit (but if it's not a pile of shit you win hard)

@Soy_Magnus well, the first thing to do would be to check to see if the property is current on city taxes.
Because, i'm literally not kidding. He who pays the city tax owns the house. At some point you'd probably have eto take over the loan, whatever, but as far as the deed is concerened he who pays the tax owns the land.

@Tony it's a navy federal loan and e thought she could just ignore her husbands bill collectors cause he really racked up the debt ($40-60,000) so I'm assuming this is being liquidated by one of his creditors
