@Dudebro @Wormwood You think zoning laws are retarded?
Look at Houston. They didn't have zoning laws. It's total sprawl. Who wants a skyscraper next to an RV park?
And, this really doesn't explain things. How many houses can be within walking distance of, say, a grocery store? Enough to keep the grocery store in business? And, if that were the case, wouldn't you need huge numbers of grocery stores?
You might like the idea of a 15 minute city, where you can get everything you need within a 15 minute walk, but in reality, it doesn't work that way.
Add to this that all of those stores, all of those buildings, all of those businesses need stock. Do the suppliers walk their goods to the stores, too?
Sorry, it just seems odd that the traffic is so light for what looks like a densely populated business area.
