I think there are plenty of landlords willing to make an exception if the dweller is female expat.
Also 38 years is not old. I figured many landlords use "age" as a proxy when they feel off about the potential dweller but can't admit straightly why they refuse.

A lot of foreigners make it seem way worse than it really is.
I think it has more to do with them moving into Japan because "so different", and then they complain that it's not like their home country.

Sure, if you emit any scent (good or bad, doesn't matter, just about anything entering our nose is considered bad), people will distance themselves from you.
Or people who are so fat they take up more than 1 seat, same shit.

If you're a foreigner who doesn't have permanent residency status, you'll be treated like someone who can possibly flee any moment, regardless of gender.
It's more a matter of money than anything else really.
