In some municipalities, before you even consider building, you're going to have to pay roughly $50k in fees and permits before you're even allowed to start clearing the lot, and that's not including all the steps along the way to meet all your code requirements before you'd be legally allowed to live in the home. Were you somewhere in, say, rural East Texas, you wouldn't need a single permit so long as your parcel doesn't have any deed restrictions and it meets the county minimum size requirement to qualify for unpermitted septic.
