Even if they call you out on your low balling, admit everything and double down. Be the buyer from hell if the sellers are boomers. Boomers fear the preapproved zoomer with nothing to lose. Make them believe literally any house on the market is an option for you. If their house has been on the market for over 3 months, triple down on the low balls. If they had an offer that fell through and they're back on the market, play hard ball. Make them give you everything. Tell them you're not even going to respond to emails or phone calls unless they take off the cost of tiling everything.

@nike This is good advice. The last house I bought was "absolutely not going below X $" from the seller. I offered well below that. I got much closer to what I asked + some repairs that needed done taking the all in price directly to what I asked.
